The Barn at Flaxston Gill House Rules

 

Welcome to Flaxston Gill. We very much hope that you will enjoy the stunning location and home from home facilities.

Your privacy is important. The owner, Sue, lives across the driveway in the main house, and is therefore close to hand if you should need any assistance but will respect your privacy if you don’t.

  • Check-in is from 3pm on the day of arrival.
  • Early check-in may be possible, subject to prior agreement.
  • Check-out is by 10am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.
  • Late check-out may be possible, subject to prior agreement.
  • Please be sure to take all your possessions with you when you leave.
  • Please ensure all rubbish is left in bins provided and all dirty dishes have been washed.
  • If the owner is not available to hand the key to, please lock the door, and put the key through the letterbox of the main house.
  • This is a very quiet, tranquil location, so strictly no parties or events are allowed. A breach of this condition will result in immediate termination of occupancy and forfeiture of all payments.
  • No visitors are allowed. The maximum number of persons using the accommodation at any time must not exceed 4 persons and only those listed on the booking form can occupy the property.
  • Vaping or smoking anywhere inside the property is forbidden and will result in immediate termination of occupancy and forfeiture of all payments.
  • Whilst candles can make for a romantic or relaxing setting, they are a serious fire hazard, so under no circumstances may candles be lit inside the house.
  • No pets other than dogs are permitted.

Dogs

Dogs are very much welcomed as important members of the family, however there are a few rules which must be adhered to.

  • A maximum of 2 dogs at any one time. Additional dogs may be allowed, but only with prior agreement with the owner.
  • Dogs are always to be properly controlled and supervised and must not be left unattended at the property.
  • If your dog(s) is used to lounging on the sofa, or lying on the bed, it is sometimes difficult to get him/her to understand not to do that in a holiday home! If this is the case, please use a cover to protect the furniture. Additional throws which may be used for this purpose are provided.
  • Please clean and dry your dog if muddy and wet. A couple of old towels suitable for drying your dog are provided.
  • Guests are responsible for cleaning up after their dogs both inside and outside of the property.
  • Although the property is enclosed by walls and fencing, it is not guaranteed to be fully secure for all dogs. It is the responsibility of the guest to ensure the safety and security of their dog(s).
  • There is temporary fencing installed down the middle of the lawn between the Barn and the main house. It is there to prevent the owner’s dogs from annoying non-dog loving guests and to keep them separate from any visiting dogs (not all dogs get on).
  • The fencing must not be adjusted or removed by guests.
  • Please do not let children play with the fencing – it is not a toy.

Use of the paddock

  • The adjoining field is regularly used by the owner and their dogs, so exclusive use is not guaranteed.
  • Use of the field by guests is limited to enjoyment of the views or to exercise their dog(s).
  • It should be noted it is very uneven, steep in places, and sometimes boggy, so is not suitable for guests, including children, to run about in, or for guests with mobility issues. Great care should be taken when using the field to avoid any falls.
  • Children and pets must always be supervised when in the field, and never left alone.
  • Guests must clean up after their dog(s).
  • Please note, the fencing round the field is not secure for all types of dogs, especially if your dog is liable to dig under, or jump over fencing.
  • Fences, trees, or any structure in the field must not be climbed, or played on, as may cause injury.
  • Guests use the field at their own risk.

Damages and breakages

  • If you notice something is missing or damaged in your accommodation, please let the owner know immediately so that the appropriate action may be taken. If there has been any damage or breakages during your stay, please report them promptly,  and certainly prior to check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
  • Please lock the door and close the windows when you leave the property unoccupied.
  • Please make sure you switch off lights, heating, or any electrical appliances when you go out.
  • Please don’t take any bath towels with you outside of the property, e.g. to the beach.
  • The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
  • Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
  • The client may in no circumstance re-let or sublet the property, even free of charge.
  • The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.
  • No compensation will be given for any temporary outage of electricity, water, internet connection or television service.
  • The owner is not responsible for the loss of any personal belongings or valuables of the guests.
  • All inventory must remain in the property.

Children

  • Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.

Parking

  • Parking is available in the driveway for 1 vehicle. Parking for additional vehicles is available, but please advise the owner when booking.
  • When parking in the driveway, please ensure sufficient space is left to allow full access to the left-hand garage and for the main gate to be closed.

Noise

  • Please respect the quiet location and try to keep noise levels to a minimum between 10pm and 8am. Music must not be played outside after 10pm.
